The owners of this existing home in an upscale neighborhood development wanted additional space for the living area of their home. With their large lot, an addition out the side of the home would give them the space needed as well as provide a more stately appearance from the road.

The addition contains a large vaulted family room with large window walls to the front and to the rear. The rear window wall has been made deep to accommodate the depth needed to insert the entertainment equipment into this wall. These rear windows face the large rear yard that extends to a small pond.

Also in the upper level of the addition there is a study with an upper loft library balcony overlooking the study. There is also a new powder room and a large game room / sunroom off the family room.

The lower level has also been expanded to provide new space for a large exercise and play area. This area has large sliding glass doors that access the rear yard patio that is partially covered by the extension of the new upper level family room area above. This provides exterior protection to the patio area while shading the lower level from direct sun.

This addition gave the owner the desired additional space and made the home unique to stand out from the neighborhood. This custom layout was designed around the needs of the client and required detailed and specialized structural design and calculations to provide the large wide-open spaces.
