The main focus of this project was to provide the owners with an expansion to the rear of the home to accommodate additional needed space. Due to the unique nature of the site, the first step was to obtain the necessary zoning variances from the municipality for the proposed addition.

The expansion on the lower level consisted of two new spaces. The first was an informal eating area with a vaulted turret roof. This new space extended directly off the rear of the existing kitchen. The second new space was a large sitting room connected to the existing family room and the new eating area. These new spaces both access a new two-tier deck that is open to the rear yard.

The expansion of the upper level took an existing undersized master suite and created a larger bedroom, new walk-in-closet, and a spacious master bathroom with a shower, a whirlpool, a large vanity, and an enclosed toilet room. The configuration and location of the addition also allowed for an expansion to the existing common hall bathroom providing a new separate shower.

In addition to creating the new interior spaces, the look of the exterior was very important to the owner. The existing flat rear façade was uninteresting and the addition had to create a new intricate look that could be enjoyed from the rear yard. Bays, rooflines, and interesting window groupings were developed to produce a unique façade.
