An existing pizzeria and restaurant on a busy street needed to expand their operations, and this would require an addition to their existing building. The desire was for a larger dedicated dining room area to allow the pizzeria to function separately from the sit-down dining room. The current dining room would be used for the pizzeria and the new separate dining space would accommodate approximately fifty customers. A main constraint was the very tight site. The building is right on the front sidewalk, and there is little to no room on two of the three other sides. The only place that would accommodate an addition was on the right side in an existing parking area.

The first step required obtaining zoning approvals from the borough to maximize the size of an addition on the unique piece of property. This also required county approval since the street is a county road, and the proposed addition is so close to the road. Eventually after much discussion and review, all approvals were granted and the expansion could move forward.

During the process of obtaining approvals and working towards the construction permits, increases in pricing of materials required rethinking the scope and coming up with ways to maximize efficiency and cut costs. Through some collaboration with the builder and with the owner, those modifications were made and the savings allowed the project to move forward.
