The existing Cape Cod home had become too small to accommodate the owner’s expanding family needs. Since they wanted to remain in the township, the decision was made to expand their existing home. To do this, the first step was to obtain the required zoning variances from the municipality. Expert testimony was provided at the board hearing to acquire the approvals.

The design consists of a complete removal of the half-story on the upper level and replacing it with a full-height story that contained the bedroom areas. This new level has a vaulted master suite containing a large walk-in-closet, dressing area, and large master bathroom. There are three additional generous bedrooms that share a large common hall bathroom.

The existing lower level was essentially unchanged, but a new garage with connecting laundry/mud room expanded the home to the left side. A new covered entry porch on the front helps to give more detail and shade to the new formal entry on the front of the home.

Making the upper level addition work required significant structural modifications to the existing framing within the home. This design, along with the creative use of concealed cantilevers, allows this upper level to be large enough to accommodate the growing family.
